What you need to succeed as a Senior Manager, Real Estate at XPO 

Minimum Qualifications:

• Bachelor's degree or equivalent related work or military experience
• 5 years of real estate experience
• Experience with leasing and analytics
• The aptitude to perform semi-complex mathematical operations
• Experience with MS Office Suite
• Experience reviewing legal documents
• Experience negotiating complex real estate transactions
• Experience in a supervisory or management role
• Owner’s Rep experience
• Experience with Leasing Management Software

Preferred qualifications:

• 10 years of Real Estate experience
• Experience working Internationally
• Development experience
• Experience with MRI/QUBE
• Experience working for a public company

What you’ll do on a typical day:

• Manage Lease renewals for both domestic and international locations.
• Utilize lease management software and audit for accuracy.
• Provide data for external reporting.
• Complete CAM reconciliations and invoice management as assigned.
• Provide Real Estate Analytics for the portfolio.
• Provide detailed Financial Analysis for owned and lease locations.
• Provide insight to Internal Stakeholders on leased properties
• Provide strategic plans for relocations and disposition opportunities.
• Complete required financial models
• Manage land and building searches to include ground up and existing site acquisition.
• Coordinate with the Construction team regarding municipal approvals and permitting.
• Coordinate Tax Incentives for assigned projects.
• Manage Corporate Office locations and the support staff

Senior Manager, Real Estates are required to:

• Lift objects of various shapes and sizes up to 25 lbs.
• Stand, sit or walk for long periods of time   
• Walk, reach (including above your head) and climb
• Bend, stoop, squat, twist, push and pull 
• Tolerate hot or cold warehouse environments
